A buyer decides how a home feels long before they can explain why. An empty room asks them to do the imagining themselves, and in photographs it reads smaller and less finished than it is. A staged room does that work for them — it offers scale, warmth, and a sense of how the day might unfold there.

Every piece comes from our own inventory, which means nothing on your end to source or schedule. You give us access and a list date. We measure, select, deliver, place, style, and return at the end of the term.

What it includes

We stage empty listings and new construction outright, and work around sellers still living in the house when the home is occupied. Terms renew by the month if the listing runs long, and the install is always timed to arrive before your photographer does.

Walkthrough

We walk the property, measure the rooms that matter, and agree on which spaces to bring to life. Photographs and a floor plan will do if the house is farther out.

Written quote

The rooms, the term, and the total, in writing and usually the same day. Nothing is scheduled until you say so.

Install

Delivery, placement, and styling in a single day, always ahead of your photography date.

Removal

When the listing closes or the term ends, everything comes out and the house is left exactly as we found it.

Common questions

How much does home staging cost in Chicago?

Staging is priced per property — by the number of rooms we furnish, the square footage of those rooms, and how long the furniture stays. Once we know the room count, most listings settle into a predictable range. Your quote arrives in writing with the full term priced up front, so nothing is added at removal.

How long does it take to stage a home?

Most installs are finished in a single day, and the stretch from walkthrough to finished rooms is usually around 48 hours. We always schedule ahead of your photography date rather than after it.

Do you stage occupied homes, or only vacant ones?

Both. Vacant staging furnishes an empty property entirely from our inventory. Occupied staging works with what the home already holds — editing, rearranging, and adding a few pieces where a room asks for them — while keeping the house comfortable for the people in it.

What happens if the listing takes longer than expected?

The term simply renews by the month. If the property is still on the market when the initial term ends, we carry on at the renewal rate rather than removing and starting over.

What areas do you serve?

Chicago and the surrounding suburbs, through DuPage, Cook, and the North Shore. If your listing sits within roughly 100 miles of the city, it is almost certainly within reach.

Do I need to be there for the install?

Not at all. We need access and a scheduled window — most agents leave lockbox access and we take it from there.
