What staging costs
Staging is priced by the property rather than by the hour. Here is what genuinely moves the number, so you can arrive at a sense of it before you ever call.
Three things shape the price
Room count. We furnish the rooms that carry a buyer’s impression — living, dining, the primary bedroom, and any space whose purpose is unclear when empty. More rooms means more inventory, and the price follows.
Square footage. A generous great room asks for larger pieces, and more of them. Two homes with the same room count can price quite differently on proportion alone.
Term length. You decide how long the rooms stay furnished. Longer initial terms carry a gentler monthly rate, and every term renews by the month if the listing runs on.
Every quote is written and itemized by room, with the full term priced up front. Nothing is added at the end.
How quoting works
The walkthrough costs nothing and the written quote usually follows the same day, with install and removal already inside the number. Payment is due before we install, and the term renews by the month if the listing runs on.
From first call to final removal
Walkthrough
We walk the property, measure the rooms that matter, and agree on which spaces to bring to life. Photographs and a floor plan will do if the house is farther out.
Written quote
The rooms, the term, and the total, in writing and usually the same day. Nothing is scheduled until you say so.
Install
Delivery, placement, and styling in a single day, always ahead of your photography date.
Removal
When the listing closes or the term ends, everything comes out and the house is left exactly as we found it.
Pricing questions
What drives the price of a staging job?
Three things: how many rooms get staged, the square footage of those rooms, and how long the furniture stays in the property. A four-room install in a large single family costs more than a two-room condo, and a three-month term costs more than one month.
Is there a separate charge for delivery and removal?
Install and removal are quoted up front as part of the job, so the number you approve is the number you pay. We do not add a removal charge at the end of the term.
What happens at the end of the term?
If the property is still listed, the term renews monthly rather than requiring a new install. If it has closed, we schedule removal around the closing date.
Do you charge for the initial consultation?
The walkthrough and written quote are free. Nothing is ordered or scheduled until you approve the quote.
